@brian Garett Strictly investment. I tried calling about 2 different local banks and 1 said the same thing but waiting to hear on the other bank.

@Harjeet Bhatti I have a question for you. My lender is now telling me that I have to do a 25% down on this duplex. Is there any programs out there that will do 20% down. Any advice will help. Thanks

Hey BP family, Wanted to reach out to you guys here. I have his duplex that I have under contract and wanted to put 20% down but now my lender is telling me I have to put 25% down. I need help here, is this true that lenders won’t offer 20% down anymore. I tried local banks and 2 banks said the same thing. My close date is suppose to be July 2. Please any help will be appreciated or if any lenders out there who is willing to help with 20% down please feel free to message me.

Hey BP family, Wanted to reach out and ask for your opinion. Just got this property under contract and will close on July 2nd. 2 tenants renting each side and 1 tenant renewed there lease with previous land lord. Speaking to my agent she is telling me that the other tenant was not offered to renew there lease with the other land lord. As we were walking through the property with the agent she is insisting on renewing her lease with me as the new owner. But looking at all her monthly payments she has been late for like the last 6 months of residing there. I don’t know if the property management was charging her late fees or not. But walking through her side of the house seems like the property is kept pretty clean. What will you guys do in this situation not renew her lease and have her move out. Or try leasing to her month to month and test her out and enforce late charges on her if she is late? What do you guys think? Or renew her lease with a new contract and set rules in the contract. Opinions will be greatly appreciated.

Thanks will keep that in mind. I would prefer the seller to make the repairs before we close anyways. But appreciate the insights since this is my first property investment.

@Harjeet Bhatti, Thanks for the feed back I will definitely keep that in mind. So the roof will have to be replaced first before we close then? @Craig Curelop Thanks I will definitely go with that route. This is my first rental property under contract so wanna make sure everything is good. Thanks for the advice!

Hey BP family, Wanted to reach out to seasoned investors. I just put this duplex under contract right now, and the property inspection came back with the roof needing to be replaced and a door. My agent told me that the seller will replace the roof and the door before we close. My question is what will you guys do, have the seller replace it or have him credit me back on purchase price. Reason being is what if they do a horrible job on the roof. I know it will save me some money if he gets it repaired? What do you guys think. Feel free to shoot back with comments.
