The thing is I messed up and not put due dilligence in my contract, newbie mistake. And purchase price was at 116k got it down to 106. And I did view the property and the roof was just replaced and Ac units look good probably couple years old. Probably needs some cosmetic remods after foundation is fixed. Bathrooms, kitchen, flooring and paint.

Question for the pros. So I’m under contract for this property at 106k and has foundation issues and the property will probably appraise for 160-180k. But also the seller says that the house is a 5 bed and county tax records says it’s 3/2. I was thinking on adding a 4th room without adding sqft just to the existing sqft of 1500. The problem is I believe if I get the bedroom permits they will probably have me demolish what wasn’t in the records if I wanted to add additional rooms. But now I’m guessing I might of offered to high of a price. Do you guys think I should just terminate the contract, and lose out on my earnest money than lose out on more money?

I would like your feed back on this situation. So I have a tenant who has been with me for 3 years and pays on time every time. Older elderly retired, but is not the cleanest person, my pest control guy went over there and said there where bunch of fruit flys and tenant wanted him to spray chemicals which he said he couldn’t do that, and kindly said to clean up and pick up after her self. Pest guy told me she needs to clean up and said for us to let her know as well. She has arthritis which is hard and I get it. But she has few maintenance calls here and there. She pays on time and super nice/ weird lady. What would you guys do not renew her lease? Go month to month and let her know on cleanliness or she can’t live here anymore? Her lease is coming up in Oct.

That is up to you if you want the attorneys to look at the contracts. If you have the extra cash it wouldn’t hurt. You can ask the realtor to give you a copy of the leases and see if it’s a legit contract. Also the good thing is that your tenants are month to month and if it don’t work out you can tell them that you will not renew there leases and you can start fresh with your new lease agreements with new tenants.

Thanks for the feed back I have been pondering that as well! I have been taking care of a lot of things for her in that’s past couple months. We took care of her issue with bed bugs that she brought to the place and paid for the repairs and other maintenance stuff that was probably her fault and took care of it. Not only that she not the cleanest person since she moved in all her boxes are still at the same spot she left it when she first moved in. It’s like a maze to get inside the place per my handy man. So I I believe by looking at the place it might take more cleaning if she leaves.

So what would you do in this position because I’m thinking about raising her rent since she is below market right now.

I guess she told us about the fall because she is saying she probably has to go get surgery on it. So she asked if we can honor the $25 a month on top of her rent till the bill is paid off. So we will honor that.
