Yes and HomeAdvisor checks them out as well to make sure they are properly licensed and insured. Doesn’t mean they are worth hiring but still some type of screening which should weed out the guys running their operations on the shady side of things.

Contractor does it on a napkin in his truck.....or he says he doesn’t need prints, he’s been doing construction for 30 years. Depends on the SOW but in some municipalities you won’t have a choice you will have to hire an architect/engineer.

how big is the home? 3 weeks for a FULL set on construction drawings including all your site plans, MEP, structural, surveys, demo plans, tree surveys, drainage, ect. is pushing it to the max...6 weeks is more realistic with all the work going on today. If it’s a simple plan the guy is pulling off his shelf and tweaking a bit then that would make more sense for a few weeks. Or its just designer with a CAD program that drafts and has an arch/engineer who stamps away....which is all most people really care about anyway to get their permit.

Check with the city and local utility company. Zoning will be your first hurdle then getting Utilites and roadways to your land depending where all the main service lines are. So many different variables to developing before you even break ground.

if You want it bad enough you will figure it out. You are at least a pair of eyes, and someone with a phone....I know at least a dozen investors/contractors that could use you. If no one wants to pay you then you work for free....plenty of people work for free or lose lots of money when just starting out. (Ask any new small business owner) Again it comes back down to how bad you want it? if you are paycheck to paycheck then you work 8hrs, sleep 6, and the rest is devoted to whatever your goal is    There are no shortcuts! You have to work your ASSet off! Good luck!

Went to school for engineering, first job out of school I realized how college doesn’t prepare you for anything in the real world. It really is just a piece of paper. However, my career path demands it and it has been the best investment I have ever made to date. I used my degree, and my engineering license(degree needed), to open up my own design firm. Without my degree I would of ended in the same spot now just doing something else. Entrepreneurs figure it out one way or the other! You are 17!!!!!Go have some fun kid!

Learn how your buyers(investors, flippers, contractors ect.) make money and what they look for and you will be on the right track. Good luck!
