in this market I don't think there is time to view anything until you get a contract accepted. You can usually get a broad sense of work needed from pictures but not always.

@Federico Morales Conventional construction is cheaper modular is quicker(if they have it built already). You pick what is better...

@Khaled Seirafi it’s industry standard. Just make sure they have insurance and you should be fine.

If it was attic space then it more than likely wasn’t designed or constructed for habitable floor loading. If it is an older house then nothing probably even got designed and it was grandpa building it with his buddies. If you are going to permit the work then you will probably need to beef up the framing, if not then keep an eye out for cracks in the ceiling. Good luck.

I’m not a property manager but wouldn’t a simple copy of QuickBooks do the job? You set up each property as a job and you can run all the expenses and income through each property. 

@Eleu Lee 4.6 cap, negative COC, negative cash flow, .65 income to expense ratio, ....are you rolling the dice and putting everything on red for appreciation or am I missing something here? Just curious....

if it’s your property then I don’t see why not but if you have tenants there might be some statues against it. If you keep it concealed then what would it be the problem? You could always get your concealed carry permit and not worry about a thing....or just say your on the way to go fishing or hunting and I think it’s allowed. Lol. I think I read something about that but I’m not a lawyer, cop, or anything similar.
