Newbies seek Mentors but Mentors seek money
Hope my title wasn’t too off base but so far as I seek someone to learn from in the house flipping market of Houston most only seem interested in what is profitable to them. I understand this of course but I am wanting to learn the subtle ins and outs like what are the first things to look at on a property, how do you accurately calculate your costs (fixed, rehab etc) before someone else grabs the house and before you have the experience?
Most guys I see are running solo to 2-3 man teams so there is no room for interns or anything of the sort. I can and have offered discounted labor because I have experience in several areas but for whatever reason that doesn’t interest folks.
I have some very good potential investors but want to prove my readiness in some ways so when I ask for $150k they can see I’ve done my due diligence along with the Reno I have done in the past..
So how does a newbie get his feet wet and see things first hand BEFORE buying his first deal?
