@Daniel Coleman The plans are copyrighted by whoever produced them. If they need to be stamped by an architect or engineer then it makes even harder for them to just “steal” your plans. Sure if it’s a small garage or box house I’m sure it’s fairly easy to copy and use but if you have a new “development” the guy would need to steal your plans and make sure it works on his dirt...

@Benjamin Tighe so much truth in your sayings. You hit it on the nail from a contractors perspective working in the residential market. The problem I see is both homeowners and investors are looking for “Pinterest” like results, in an unreasonable timeframe, for peanuts. This brings in the “YouTube” contractors and two guys and a truck type people which typically is were we hear the horror stories from. I asked a contractor client of mine the other day and he said he would rather work for a homeowner because he is getting paid top dollar for the massive headaches he is going to have regardless.

2. Buy 2 homes for 75k each per year that bring in 1000/month.

 Save every penny then invest it! Or just have fun in college and figure it out later. Either way you will be fine!

@John Endicott hire an engineer. Take his report/recommendations to local foundation contractors and get some bids. You will need to come out of pocket if you want this info before closing. However a few hundred bucks on the front end can save you thousands later. Good luck.

@Falon Sexton you need to schedule a meeting with the city and work it out face to face or else it could be months and months of back and forth. Every city has there own land development guidelines that can be very diverse. Some allow pervious pavers, concrete, ect. and some dont or only give you a percentage of credit. It just depends....or the plan reviewers find one issue on the plans, dont look at anything else, kick it back, you fix it, then they find another problem and its starts all over. Good luck
