@Chris Adams this home has wood floor joists and no steal frame. That makes me wonder if it is actually a stick built structure. I know in California the rates for modular homes is outrageous.

@Mark Yuschak is this a new law. Can you point me to what constitutes a modular home. Are the laws saying they can be moved therfore they are personal not Real property.

I inherited a modular home in Michigan with my sister. She was having trouble making payments got behind and went into foreclosure process so I bailed her out. Now I would like to get my 8k back with a cash out refi. The current loan is 63k at 7%. Is this as good as it gets.

Thats Awesome Shaun. I just ordered mine today and will be doing a test on 2 cards. 750 ea. They should be mailed out on Friday of this week. Cant wait. Love to see others taking action. There are so many people here taking action it gets contagious.

Mike Kimani my thought is that if they were aware that the owner was tired of being a land lord and they the PM were incentivised to pass on the lead. Like 2 yrs worth of pm fees.

Thanks @Chris Piper this will be helpful. I am doing my first test of post cards next week. Testing 2 cards just to see if there is a difference in responses.
