I am trying to get comps in Lancaster but do not have MLS access in that area. Is redfin good enough to start with.

@Dave Grosse yes it is. Not going to get to high or low. What I take from it is that my years of speaking to my own customers on the phone and in person is that Its all the same. Be kind and ask the right questions. I dont close all my jobs I bid but the person remembers me.

Had a great conversation with a woman who wants to know what I can do for her. She wants to sell so she can put her father in a home. The house is free and clear, in decent condition from the outside. It has not been updated on the inside. I am doing my DD to come up with my offer. @Aaron Mazzrillo said to make an embarrassing offer so I am trying to figure out what that offer will be.

I will be following up with her tomorrow. She didnt seem like a tire kicker.

Its not the 70% rule but it does leave a decent net of 55k in a perfect world. I just met this guy and this is the first deal he sent me. Not real sure what to come back to him with.

@Account Closed I work with an experienced rehaber who I ran the numbers by so I feel pretty comfortable with the number.

I was sent a wholesale deal via a wholesaler in San Diego. The wholesaler was asking 339k with 5k EMD not refundable and he said the ARV was 427k. The rehab alone would be 59k or more. I can see it needs a new roof and fascia just by the pics. Knowing this, is it insulting to make a reasonable offer of 270k and let him know he is way off or would it be best to just say no thank you.

Congrats, I just started my courses this week and hope to have my lic. By feb. I have to have one to be a contractor so it makes total sense to have one if I own a real estate business.
