Value add rentals owner is cashing out- Estimate 20k to 30k to bring them up to full market rentals

I got 3 calls asking to be removed from list. This was in November. I live in Lamesa and started to look for a home for myself and have come to realize that in my area they are getting top dollar for outdated property. Very frustrating. I don't see much room for wholesaling unless you are well established in the market. Fix and flip margins seem very thin here as well. I am launching a campaign in Inland empire. The market is far more affordable for resale. Good luck.

How far is to far to dig into sellers financials prior to making an offer. This is a 6 unit building 100% occupied. I received gross rent for the year and Taxes.

Hi Cory I ran these numbers on the BP analysis tool. This is what came out of it. I took a few liberties estimating some of the expenses but you can always go back and do this yourself. The tool is powerful.

What criteria do the seasoned fix and flip investors use when choosing an area to fix and flip in. Is there a check list of must haves before you go for it.
