I agree with you Pete. I think we're at just about an 80% recovery to former prices here in the Inland Empire; however, I don't we're going to reach the same highs for some time, perhaps not this cycle.

I'd say it's a C+ area. Older built housing one one side and empty lots on the other; near the University.
