If it's in an area where tenants are likely to want office space, they'll also expect washer and dryer hookups.

@Matthew Beharrysingh Hi Matt, That’s a tough call. It’s a very small sample size. Either approach could work. Either you’ll get that one super-motivated seller out of 500, or you’ll cultivate that on-the-cusp motivated seller in 100. If I only had one shot, I would mail the 500 to 500. I’d rather get that one realistic-minded seller that’s ready to accept a workable offer.

First step: find a motivated seller. Everything else will fall into place after that. The main options are working with real estate professionals or doing your own marketing.

Hi Donnell,

Is it listed with an agent? Most purchase agreements typically already have an inspection and financing contingency built in, otherwise you can write in your own. If you don't like what you find out in the inspection, or your financing plans fall through, you have the right to rescind the agreement.

Get it under contract with a contingency. Then look for partners. You can hammer out the rest of the details later. If the salon owner has contact details, do ask. Maybe even get an introduction by phone. Otherwise, there are other ways to find the property owner.

Very easy to do online. Start with googling the address. In many cases you can find it simply that way. See what results come up and browse around. There are so many sites that will give you leads on the owner name, although they may hide the complete name and contact info. An inexpensive service is BeenVerified. Provides extensive info and has a property search feature. Real estate pros usually have access to various data services as well.

Handwriting the return address (as well as recipient address) on the envelope and omitting the sender name gets an excellent response rate. Good point by others about including return address to get notifications of new forwarding addresses.
