If you contact some of the major title companies, they may offer you access to mobile apps that can calculate local closing costs.

I have a google voice account, but the functionality is limited. I also use and prefer Vumber. Excellent price, all the features I need and it's easy to use; the app is great as well.

I would say that the best places to look are the Inland Empire communities with higher rental demand and job availability. The high desert might also be a good place to research. With prices where there are now, it'll be hard to find a deal that cash flows; unless you buy directy from a motivated seller. 

If you wait a few years, the market will drop, and you'll have an easier time finding MLS deals out here.
