Hi everybody,

I'm looking at a 45 unit apartment complex in North San Bernardino, 92407. What cap rate would be expected in this area?

Thank you!

I'd say it's a C+ area. Older built housing one one side and empty lots on the other; near the University.

A C+ location plus a rent control building at least 7% cap

Thank you Erez! The property is Section 8, fully occupied, and nets 324K per year.
