Michael, Unless you've signed an agreement, you are under no obligation; however, unless you plan on using the agent to write your offer or listing, you should inform them that you are working with multiple agents. Agents deserve to have their time respected and valued.

Hi Shawn, I would recommend taking the classes online. John Henderson's courses at realestatecentre.biz are great! Where you study for the test doesn't really matter. Brokers are mostly concerned about your potential as a salesperson. You can get hired at almost any brokerage with no experience, if they believe you can close deals.

Hi Roshan, Where are you planning on investing? Willing to invest out of your area? If the market is strong and you can find a suitable lot that's zoned for multi-family, there may be a good opportunity to build. Financing will also be more challenging and you may need to bring on experienced partners with access to capital; underwriters may require this.

Hi Joe, I would recommend checking out the directory of hard money lenders here on BP. As others in the thread mentioned, be sure to confirm all the 'associated' fees. Make sure to ask for references if there's any doubt about their reputation.
