Hi Danielle, I would research data for various markets that you'd be interested investing in. Start out by considering the strength and growth of local industry. Look for stable population growth, low vacancy rates, rising lease rates, favorable regulation, and a stable overall housing market. If the region has a strong economic outlook, your investment will be less risky. Areas like the Inland Empire are a perfect example.

Hi Matthew, Long-term (conventional) loans are generally appropriate for less risky ventures. Properties that are in poor condition represent a greater risk of default. The BRRRR method allows the risk to be absorbed by the short-term (hard money) lender. Once the property is repaired and fully occupied, there is much less risk to the conventional finance partner. The hard money and conventional refinance work together.

Hi Robert, It does! All other factors being equal, buyer's agents will tend to show higher commission listings more often. It's worth the 1%. High days on market will signal to buyers that there could be problems with the property, leading to less and lower offers.

Affordability is a problem that has limited demand in many markets, along with the tightness in the money markets; however, there's plenty of money here in San Diego, strong population growth, and credit restrictions have eased.
