Hello

Has anyone sold house using rent-to-own/ Lease to purchase option? Is there specific company that helps with it or this is compelte DIY? It sound like realtor or PM won't help with this. It sounds like not lot of people are doing it. I am not sure may be because most people either want to sell or keep it for many years or don't want renter to have options as price increases each year. For last several years, price is only going up each year so may be this option was not for most. I would really appreciate if someone can share how to do this and their experience in this. Thank you.

Prices have been shooting up in regards to roof replacements. Small, simple pitch roof could be anywhere from $4-8k, depending on several factors. 

HVAC will depend on who you have doing it but maybe $4-7k.

home warranty company told me that they only covers parts and no installation.and they can even denied any claim using exclusion paragraph without any reason. But when I purchase this 5 years ago in 2014, sales person made lot of policy like low deductible, quick service, if we can not repair we will replace, etc. etc. I feel like I am cheated. is there any thing I can do abot this? I really appreciate your input.

Post: ceiling leaked in 3year old house

We have townhouse build in Dec2014 in our portfolio. In 2017, ceiling in leaving room started leaking, right above it is the 2nd bath upstair. We sent technician and found out that leak was happen because tenant filled up bath tub over the overflow gasket. Then they live about 2 more years and it never leak again. Fast forward, the current tenant has leak again at the same spot. We sent technician to replace the overflow gasket and one day later we get call that it leak again.  Is it possible few year old house to leak within walls in ceiling?  Thank you.

Note: This tenant has recently started to give us small issues like kitchen sink leaks 2 times; ask for pest control with 1 ant in picture they sent, and tells us everything that he is making his rent payment so he needs to get service on same day. This all started happening after we find out he is leaving there but he is not on the lease.
