Cost of roof repair and HVAC replacement

What is the average cost of a new roof on a small house in Atlanta and a new HVAC? I'm considering a rental property but calculating the cost to repair the roof and replace HVAC to see if it's worth the investment.

Prices have been shooting up in regards to roof replacements. Small, simple pitch roof could be anywhere from $4-8k, depending on several factors. 

HVAC will depend on who you have doing it but maybe $4-7k.
