Hi @Andrew Martin, not sure what your business model is but wanted to let you know that I work for a real estate investment brokerage and PM company...we have about 500 multifamily residential units under management. Most of them are duplexes, quads, some SFHs, and just a few larger-unit complexes, a 12- and a 22-unit building. It is very hard to find reliable cleaners for tenant turnovers. We're not a mega management company with a contract with a mega cleaning company; we hire mostly solo and small business cleaners, because we are a small business. If you have any interest in that area for your business, you can check out what the market for cleaners for small-medium property management companies is like in your area, and whether it would be a good niche for you. Maybe call a few PM companies and ask around. My two cents. Good luck!

Hi @Thomas Gagnon -- you should check at NARPM.org to see if there are registered PMs in your area. NARPM is the national PM association, and credible companies register there. I think there's a search function on the site and you just put in your area and see what comes up. Then call and check out those companies, do research on them, get reviews, etc. There are lots of guides on BP about how to vet a good PM. PM fees here in our area run 8-11% of monthly gross rents, but east coast might be more. I would also post this under the local forum here on BP for your area and you might get some more focused responses. Good luck!

@Austin Hughes, I would figure out how other landlords in the area are attracting their tenants--Craigslist Lubbock, or paper flyers in the hospital and university public areas, or both? You can get really creative and put flyers on car windshields in the associated parking lots. We manage some apts in Cbus near a major hospital and Ohio State Univ., and our primary responses come from yard signs and Craigslist ads. We also do Zillow, Hotpads, Trulia, etc. Drive around the area and see if other landlords are using yard signs in your area as well--if Lubbock is old-school, I assume you'll find that. Then be a good landlord and you'll get word of mouth referrals. Good luck!

You definitely can @Xavier Garcia. You just can't offer another property for sale or do any marketing of it on someone else's behalf without your real estate license. You can make offers for yourself all day long. Just make sure you know the ropes for your negotiations. Good luck!

Hi @Arthur Fuller II...I was just reading info on the site today about hard money lenders in my area. If you search "hard money lenders" in the search bar it will pop up a bunch of stuff for you. I was on a site today called LendingOne.com and they have a great Q&A section about borrowing hard money. The site came from the listing I found for it here on BP...
