Hi @Nina Davenport...I just looked at my notes from when she came here to Columbus, Ohio in Sept 2015...Offer #1 is all cash, low offer; Offer #2 is split funded, some money now, some money later - for example on a $125K sale give the seller 20K bc the seller needs the money now and rest later...spend 10K to rehab and get the rent and then pay her the remaining $105K sale price in 5 years (so you're not paying anything for another 5 years); Offer #3 is also a down payment method with the 100 monthly payments of an equal amount (her example was $130K, $30K down, 100 payments of $1000 afterward, but you're charging rent of $1100 and having cash flow).

Welcome @Rickey Williams! I would suggest going to a few of the local real estate investor meetings to meet people and start learning, in addition to learning here on BP. There's a group called COREE that will allow you to download a free pass to your first meeting from their website (centralohioreia.com) and there is another meeting that takes place monthly at Tommy's Pizza in Dublin that's always free. Search @Ed W. and Tommy's Pizza here on BP and it should get you to a thread with that info. Good luck!

Hi @Russell Ballard Jr...I really admire your motivation and drive...awesome. If you're not shy on the phone, you could offer to make phone calls to motivated sellers for your investor. He/she might have lists of such potential motivated sellers and could walk you through a call so you know what questions to ask. You could also offer to help him/her mail what's referred to as "yellow" marketing letters (you might have heard of them) to people to get motivated sellers to call in on their own. And if your mentor works on flips, you could offer your handy skills, because I hear investors say all the time how doing fixer work themselves really helped them in their business (experience is the best teacher and all that). Much success to you!

@Chris Rusoff, I would check with your local/area bar association's website, or even call there and talk to someone. In Columbus our bar association is very well educated on the membership and which attorneys practice what bc often times they know them personally. You can also re-post this request in the BP sub forum for your area and see if you get any responses. Good luck!

I'm looking for feedback specifically from landlords who used to NOT rent to people with pets, and then changed their policy. Do you feel that changing your policy widened your pool of GOOD tenants? Helped you fill vacancies even in low turnover seasons? And has the change been successful for you? Thanks for your input!
