If you live close enough, I would say that you try and deal with her more on a daily basis (unless you are single too)!! then this puts your dad at more of a distance. Give her the thirty day notice at the beginning of December.If she does not go, then you will need to evict, but this would be at a much less cost then the other way around. Watch out for the Russion Vixen!!

It is fairly common now for the insurance companies to demand repairs and replacements of items. I have been in the business for over twenty years, and the last couple of years have seen significant demands form the insurance companies for things like this can be a safety issue or that they think you would come to them to pay for the i.e.; roof etc... I'm sure you could shop around, but ultimately, you will need to do the repairs

Always a good place to reference for professional property managers is at narpm.org, (National Assocation of Residential Porperty Managers) they list each state and area where you can find a property manager.

I am not familiar with the tenant laws in California, but typically you would file a 3 day notice to pay rent, excluding weekends and holidays, then you could file an eviction for non payment of rent. Best to call an attorney in California that specializes in landlord/tenant matters

Dont you just love the government telling you what to do with your rental property??!!!! How about they turn it around the other way and say that you could get some sort of tax rebate or deduction if you put your rental property on the market within the next thirty days??

I now watermark all of my photos, and I dont advertise on Craigslist, but they (the crooks) still seem to get them regardless

Please be very careful with this one. I have seen the incarcerated person return and ask where their belongings were and that were paid up and you had no right to change the locks etc...

I always ask "all parties" to sign off that they have vacated just for this exact reason. I also make a copy of their drivers license with each rental application so that I know who is who, and we dont have this guessing game. Just a CYA all the time!!!

I know this is all after the fact. If everything was paid up, property left in good condition and you were immediately able to re-rent. I would send the deposit back to their last known address

Alex, I was just going to say the same thing. Buildium or RentManager sounds like it would be a better fit for you as you grow. I have used AppFolio since 2009 and love the program, but I have just under 1000 properties in my portfolio, so it makes sense. I think it all depends on where you want to go with your growthj

Letting people know up front that you are accepting applications, and will accept the best qualified application, and put a deadline on accepting them. If you get down to two or three that you like, contact all three of them and let them make their best and final offer. Sometimes you can get a higher price with a great qualified applicant y using this process.

Everything needs to be transparent and outlined in your resident selection criteria to avoid any fair housing issues.
