maybe you could give her some sort of monthly rebate on her rent for heating the hallway in lieu of redoing the venting? Then after she vacates fix the problem

I'm not sure I would structure it that way. HUD is very particular with how many people can occupy a property. As I understand their current outline, it is 2 persons per bedroom + 1. Essentially, you could have 5 people occupy that 2 bedroom. I know most of the time you won't have that request, but I would just be careful on the restrictions.

Another good rule of thumb to use when considering the number of occupants, is to look at it as 2 heartbeats per bedroom instead of people. Sometimes people can get hung up on how many adults, children etc, just refer them as hearbtbeats, and it will keep you out of trouble

@juddcampbell, have they run a camera down the line? This would be a sure fire way to find out what's in there, and how much

We are consistent across the board and charge each person over the age of 18 an application fee, does not matter if they are a coupe, single, black, blue or green

I would make sure that your RE friend is experienced in Property Management and knows the Fair Housing laws. Companies that are experienced in PM, advertise on many other places other than MLS. I would at least explore and interview a few people before just handing it over

I too would look into a fence installed by a professional 

and ask the tenant to share the expense. 

It also will be a selling point to Jen next tenant

I would try whenever you use fir your home. In addition you could get an umbrella policy over both
