Hello, I've been searching everywhere for the right property management program! I finally was told to check out appfolio.com - Which I like A LOT. However, for an investor just starting out with a very small portfolio, the minimum of $250.00 per month seems crazy. That takes a way a large percentage!


Has anyone else here found a good alternative for appfolio for smaller portfolios? Or do they happen to have any sort of plan for new investors that can grow with them? (Probably not, but it's always worth asking.)

This is currently my biggest struggle that I'm facing, any guidance would be great!

Hello @Alex Sanfilippo

You can check into Buildium.com which costs $40 a month until you hit 200 units and then it bumps to $200 a month. This lower costs helps reduce your expenses till you start to manage a lot more units and your revenue is a lot bigger. This site has some different things offered than appfolio, but you’ll have to compare both sites to see what you really want out of both of them.
