Hi @Michael Arnold, just my .02, but I don't feel like this is such a bad deal.  You have an experienced investor who is willing to hold your hand and walk you through your first deal.  He's taking a risk working with you as a newbie.  Perhaps this will lead to many more deals in the future that will be beneficial to you both.  Just make sure you vet him thoroughly before you pull the trigger

As our friend Brandon Turner always says, 50% of something is better than 100% of nothing.

Welcome @Greg Leach! Glad you found the podcasts. They are an excellent educational and motivational tool. I have a couple out-of-state buy and hold properties but I'm hoping to start investing in California soon. The opportunities in Sacramento are great right now, especially in the multi-family market. Try to attend a local REI meet-up to start meeting like-minded investors and making valuable connections. Take care!

My husband and I bought our first home as a foreclosure in 2011 for 300K, we put about 50K into fixing it up and sold it for 435K three years later.  I wish I would have kept the house as a rental property.  It was on a fixed interest rate at less than 4%.  It would have been an excellent cash-flowing property for me.  

My mother also owned a condo that she bought at an auction which was too much hassle for her She ended up selling. I wish I have been into REI then and I could have taken over management of it for her.

I guess the biggest regret is that I didn't start investing years ago.
