Hi Gabriel, 

Congrats on your success thus far!  That's really impressive.  I'm a newbie here and working on my first deal.  How are you managing a flip and a full rehab from all the way across the country?  Do you have close friends of family there keeping an eye on things for you?

Welcome to BP @Daniel Harris!  Newbie here as well.  I'm starting to think that out of state purchases may be my best move right now as well.  

@David Hutson:  I'm curious, Do you always travel to check out the properties before purchasing?  Do you have "boots on the ground" in these areas to keep an eye on things in your absence?  Do you use property management?   would you say there are any drawback for out of state investing?

Interesting post!  Just curious, can you charge higher  than normal rental rates in the area for these corporate rentals?

Newbie here as well. Glad you found the podcast, it's so informative. The webinars are great too. There's a event this Thursday in Sacramento put together by Al Williamson. I'll be there... it will be my first networking type event. Also there's a huge REI summit in the Bay area August 27th and 28th. From my limited experience I would say probably not... There are no allowances for vacancy, repairs, management, or capital expenditures.  You might end up losing money every month.  Were you planning on managing it yourself?  I really like the Rental Property Calculator in the "Tools" section.  It's a great number crunching tool.  I use it daily.  Good luck!

I'm going through Wells Fargo, they actually offer up to a 85% LTV for qualified applicants. We owe 500K. I'm just trying to figure out how I could get the highest possible appraisal.
