I am 32, hubby is 39. We have a newborn and a toddler.

Is your current home rent-a-able? We got into REI by buying a new home with 3.5% down and renting our starter home (which we had just refinanced to 3% x15year).

100% agree with everyone here regarding savings. We are where we are due to frugalness, tons of hand me downs, cheap car and no CC debt! We live below our means and we “pay ourselves first” as Dave Ramsey would say. I am a more conservative investor so we will be saving up a lot more capital before going for house 4..... Did I mention we needed a 9k chimney repair in our own house in the midst of buying the fix and rent that we purchased when I was 9 months pregnant!?? In my opinion, reserves are key!

interesting question!

One of the real estate Facebook groups I scan through occasionally has been loaded with people posting asking for a place to rent, while simultaneously looking for ammunition (and being egged on by others in the comments) to refuse to leave their current rental due to covid..

@Dennis Lynch point pleasant has many homes with little homes behind them.. just need to make sure it is a legal one or take the steps to make it legal.. I just saw one for sale on 808 Rue Ave if you want to take a look at that for an example of what they have around here

We have done well with allowing pets; solid tenants who feel more at home and stay longer. We do not have carpet and we have a fenced in yard. (Does your unit have flooring that will hold up well to pets? Do you have a fence?.. those are things I would also consider in this cost analysis as well) We do a non refundable cleaning fee and no extra monthly cost.

Great point someone mentioned about it being a new dog.... I’ve only had people who already have/have trained/know what to do with their pet...

Hi! I am just curious - what is the difference between a tenant who the lease is up and they won’t leave vs an eviction for a tenant with an active lease ?

@Adam Martin ... I do the same. I have found this to be very accurate. I look at the rent, the condition, and when I see something similar to our rentals I really stalk and see how long it is up. (Recently they have been on for less than 2 days on average!) Of course I focus more when something of ours will be available but to be honest now I’m totally addicted. I find myself on Zillow checking rentals at least once a day!

To elaborate on the above comment, when the bill was over the specified amount we immediately discussed with the tenant and worked together to determine the cause. We did not charge them for the overage, which I believe was about $45. (It was a combination of a leaking outdoor faucet and the tenant power washing, which looked fabulous!) As I have learned from experience and from reading bigger pockets, I feel it is important to be reasonable but also to try your best to protect against an issue such as a wasteful water tenant. This same tenant did also fix a running toilet a few months later.
