Hi ! We currently have a great tenant who has a lease until August 2021. He just informed us he has been offered a promotion, nothing is official yet but he wanted to give us a heads up and see how things would work if he wanted to vacate early (he thinks would move in January if takes the job).

We likely will be able to rent the house with a very short turn around, based on our market, so I don’t see an issue with letting him out early as long as we have someone new in shortly after. He has taken good care of the place so when get inspection for CO we shouldn’t have any repairs/issues.

Maybe have him pay half a month to cover the turn around time?

A full month?

Keep the security deposit?

Any advice?

I agree with the gift card idea. Especially since the oven = meals, I basic local take out place would be good.

To all who are suggesting this- do you know if you can you write off the gift card purchase on taxes ?

How does unemployment effect mortgage eligibility?

The root of the question- friend with husband who owns business that is still closed for COVID, collecting unemployment. Wife working w2. Pre approved based on last years tax returns for the business plus wife income. Will they be able to buy together or is being on unemployment and automatic no?

(They might be able to swing it on just wife’s income and they have 25% down for rental.)

@Alec Hilliard we just got a home equity loan from TD Bank, they are were willing to do a HELOC on rental property

Best advice: (when looking to move to our forever home from our starter home) - see how much you can borrow if you sell this home, see how much you can borrow if you keep this house, it would be a great rental

And here I am now!

Worst advice: not really advice- just negativity from a family member we love- why would you do that, you don’t have the time, you have so much else on your plate, wait until you have more time and money
