@Stephen Girard yes, my husband offered to sign something stating that as well.... the tech came last night and needed to run that past the owner and see when they can schedule

What would you recommend to do next? Repair or start new? I’m in the hole 7300 right now wi the new install, service calls, fans and credits to tenant

Hi Gail. This is in New Jersey. I was thinking of saying something regarding letting her out of the lease if she is unhappy.... we could easily find a new tenant and charge 200 more per month... However, I doubt she would be able to find a place to live and I don’t want to be blamed for that

@Will Gaston if it was my primary I would have lived in heat for months as I saved up and chose the best professional (this happened to us and we waited three months through multiple 90 degree days)... my regret here is jumping to get it done, which has clearly bit me in the butt

Something if blocking the duct near the compressor. We had another emergency service call tonight and they said that is due to the install. Now they are nervous to fix it because they don’t want to get drawn into litigation. The company who did the install is sending our calls right to voicemail.

Tenant asked for rent to be prorated for each day it was too hot.

See above regarding offers for window units.

I’m at my wits end. And no end is in sight.

That is a good question but yes, we were very clear that we would provide and install the window units.

(She thinks her cat will jump on it and the unit will fall and/or someone will break in via the window and those fears make her “too worried” to allow us to install them).

Thank you! That is a great idea! Currently we have all shut offs labeled and we go over that during move in walk through but a binder would be much more effective as well as be a more permanent resource to refer to. I will start on that tonight.
