Investment help want to invest in first property

I had a question for investors. I have a background in real estate. So I want to invest in my first property. I have about 15k dollars to invest. Of course I would need a private money lender. But with this 15k what are some key things I should look for when I'm going to invest in my first property. So I don't lose out on my money. How can I keep the risk very low is a better way to put it?
