If its outdoors I don't think you can exterminate. The best solution is to make sure the garbage is in can and secure where no rodents can get in ad try cleaning trash bin with bleach and spray with ammonia I heard that keeps rodents away.

 Oh no I never pay that much for a Detroit Rehab but I have seen some foreclosures that need that amount of work.

Yes, there are plenty you just need to know where to look and the proper real-estate agent. If you are looking for fix and flips or buy and hold. I would make a number you dont mine paying for the purchase and rehab. In some areas you can buy extremely low and out 40k in rehab cost. I always recommend doing your research and if you are out of state contact a local person because our market is different than others.

hey @Matt Sanford I know the detroit area pretty well I live and invest in that area. I actually have a home coming on the market soon that fits your budget. I would avoid the inner city the pricing get higher the close to downtown you get. East english village, harper woods, finney. These here are great neighborhoods to look into.

I can’t tell what type of exterior that is from the picture but the curb appeal definitely needs work. Recommend tree removal maybe shrubs and mulch. I doubt that is siding so paint house make sure the trim is a different color to give a contrast. I don’t see a wow factor or pop if your looking to flip this

Usually bathrooms and kitchens sell the house but your also want curb appeal. The front of the house is the first and last impression it gives.
