@Jupshy Jasmin I use them for maintenance request late, fees documents , gives tenants an opportunity to get there rent reported to the credit bureaus. Cozy is easy to setup free and great for first time landlords.

 I currently use Cozy and I like their system for people thats starting off. If you dont pay for the express deposit the was wait for deposit is 3-5 days. I don't mind it because I have enough reserves to cover the mortgage until the deposit comes in.

In all of my walk-throughs and rentals I've never seen this. I would definitely take a look behind to more such the foundation is not boeing or water damage. Only way i could see if they are taking the cheap out of renovation

Do you have any info concerning the home ? Such as the address, zip code, how many months is she behind on mortgage, what they are looking to get for it? If its in default she might be able to contact the banks bring the mortgage current if someone is interested in obtaining the property.

Welcome to BP im a local investor in the detroit area. Your inquiry is realistic you just need to know what area too look in and have a solid team of individuals. I might have a property in a solid area that im looking to unload that has been recently renovated

Are you planning on being a out of state investor? If so you really need to get a feeling for the neighborhoods and which area are good to invest in. Have you done any research on areas, PM's or just in the early phases? I currently invest in detroit with a few buy and holds. I would be interested in flipping also just havent found a home run deal yet.

Welcome to the Detroit, Metro area. I would make sure you get an understanding of the market here and pick some core areas you would like to invest in to get a start. Having a good reliable team such as PM's and contractors  is key and can be hard to find in the area.
