   really? you think so? Man I dont know, everytime I go back and look at past comps on neighborhoods... the zestimates are pretty close. They may not be so close now, becuase homes frequently get into a bidding war and the house sells 30k overzestimate and over 80k over county accessor values. I understand that other parts of the country zestimate is ridiculously off, but in seattle its pretty close... not too far off form what people are paying.

Just use Rubs, dont necessarily have to submeter. Rubs is much cheaper to instill.

It really depends on the area. In the greater Seattle area, the zillow prices are pretty on point. But I know some places in california where they are not even close. So it all depends. But real estate agents are not going to be obsolete. Some people think all you have to do is show people homes and your a real estate agents, and so many agents themselves believe that and thats why so many of them suck! lol. Real estate agents make their money in the bidding and negotiation of the deal. Making sure they sell the house but at the same time get the best deal.

This quote that you said above is the reason you will be successful! So many people I know personally that are self made "investors" but I have yet to ever see them dive in to any deal. They can analyze for days, but don't have the balls to pull the trigger. You came out even or short on this deal, oh well! You had balls to pull the trigger, and understand that its a learning experience and that these forums are just 25% of the work while the other 75% is out in the field actually handling business. love the pics!

Depends on many factors. If you own a 12 plex and have a full time job, you might wanna go with a property manager. I own sfr and I run them myself. No big deal for me, I think it gets hard finding a new tenant, because you have to make appointments to show the place and it can be time consuming. But once you have a tenant, it's easy, if you fixed your house to code or have done somewhat a decent job. You should not have that many issues. Also it really depends on where you live, I live in seattle, so when I post something for rent on craigslist, I get 30 phone calls that day. But in other areas of the country that might not be the case.
