Post: Creative financing for my Primary Home

I recently sold a property in NJ, looking for a primary that I can renovate through the winter and rent in the spring/summer... refinance when rates drop and find another property for my primary or rental... ideally I need a primary shelter for myself and a rental or 2 to cover all the mortgages while I grow my business and build cash flow to show deposits for my business, while paying down the principal on all of the properties.

I have a general contractors license and recent real estate license. Looking to utilize both licenses and grow as an investor.

My main goal is, to acquire a shelter and renovate as needed for the winter. I do not have w2 or consistent income deposits yet. 

Would love to use creative financing with little money down, so I can use what I have for the holding costs/rehab through the winter until I can either refinance and get a renter inside or sell it & pay back the (seller financing or lender)... but then I still need to secure a place for myself... I'm open to all options and suggestions in order to make this work, even if its a stepping stone to where I want to go.

If you were to suggest a brokerage for a new agent who would you recommend? For modern day real estate training, revenue/profit sharing, ownership, favorable commission splits, etc.

which brokerage are many agents transitioning to and what are the benefits?

who are the most investor friendly/knowledgeable brokerages?

Many real estate classes offer their packages which include education, training, summits, expos, workshops and real estate software all at very steep rates...

While I agree with the value in a lot of this and the mentors and networking relationships are great, but the seminars & business models seem over priced to hook you into a pricey monthly subscription & charge per cents per each skip tracing click.. I'm just wondering where can I find more affordable access to these competitive similar softwares and just but it out right.. something that I can fully purchase 1 time or very affordable sunscriptios to the live data feed updates, that the software does all the skip tracing and filter all the properties and data feeds for me.

Hoping someone could help share the wealth with what they know about this. I'm open to learning more and looking for the all in one stop so I can buy it, learn it and apply it without having to pay a company every month and risk them shutting down my access if I don't pay for the tool.

What is the best way to find the phone number and email address of property owners who are not listing their homes for sale?

If the property is occupied I understand that I can always knock on the door or drop a letter/mailer off and ask to have a conversation to get in touch with the home owner.

But what if it's a renter who doesn't want to give up the landlords info or what if it's an abandoned property that is vacant?

I've asked the county clerk office and Township opra reports but they will not give me the property owners contact info because they say it's private information.

What's the best way to get in touch with these owners?

What are some skip trace strategies?

Looking to place an offer on a multi unit it in New Jersey, this week, with great equity potential once I renovate it.

I should have enough for a deposit and funds for the rehab.

Just need help to secure the deed, so I can rehab, refinance and pay the lender back in a year or so.

And I'm willing to negotiate other creative terms with the lender for an extended period of the loan.. I'm open to options.

I plan to get a renter or 2 in there asap upon rehab completion.

Started a general contracting business:

Looking for the best, affordable application to use for a start up business. 
Not a lot of steady income at the moment, but I'd like something that won't turn my clients away from paying online and using their credit cards.

I've noticed many programs charge interchange fee + % + additional $0.30+ per transaction.
Ive noticed a few programs charge 2.9%+ of the overall cost.

Many clients will be spending a decent amount on the construction projects and these additional fees may price me out the door.

Trying to stream line the process by emailing a proposal, client electronically sign it and insert their deposit in order for me to schedule the job. Then I invoice payments in phases like the middle of the project or upon completion, depending how large of a job it is.

Currently, I'm using Wave Accounting, but they just increased their payment processing option at 2.9% + $0.60 per transaction.

I'm looking for a way to limit costly monthly subscriptions with multiple service providers:

-to email pdf proposals, & invoices, with electronic signature & an all in one feature for the client to pay the initial deposit in order to schedule the job.

I have no explored much of Wave Accounting ability yet, still fairly new.

Any advice to build this model up for success?

I was pondering Wave as I was typing that, and actually started it yesterday. Havn't fully set it up or explored it yet, and would love to discuss a time to talk.

Still open to options, just wanted to get some experience before having to pay for one.

I started to read through the online payment options, and paused when I came across that "wave can run credit reports whenever they want" - does this effect my credit score, like hard inquiry? I was going to call their help desk and find out. Not looking for something that does that.

Which is why I'm really looking to just purchase the best software one time with the option to upgrade as the business grows.

Not looking to be forced into annually upgrading and risk loosing data or capability to log in and use what I got.

This is a huge leap for me and I'd like to set up to succeed and manage it until I have enough cash flow coming in to hire someone full time to assist with that department so I can focus time on growing the business and attracting more clients.
