I can help... At least on the cost side. DATA will be something that will always challenge us in this business. Strategies in concealing ownership, and technologies get better everyday... Shoot me a message if I can help Im there

Wholesalers get the brunt of being responsible for not providing good deals. I might be bias, because I have wholesaled some deals. Now I like to call myself a facilitator of cash flowing multi family real estate opportunities, not a wholesaler!!!!!

Im from Fall River MA.. There might not be many situations where I am from, where a realtor/broker is providing you with even a sniff of cash flow......

Where does the problem really lie????

Has anyone ever benefited from filing a complaint on a contractor?

So had a contractor completely botch a tile job in a shower. Did not use any type of waterproofing, and the tile was so poorly applied that it is a complete demo/redo.

Communication was a big problem throughout the whole project. Ultimately this is my fault for not doing proper due diligence. I believed he had my best interest. I was wrong.

No permits taken. He said they were not needed. He is licensed/insured. Contract was signed, and he was paid in full.

He did some structural work as well. He ripped up flooring all the way to the joists, and sistered all compromised joists. Now now with the botch shower job I can only hope the other work he did is ok.

I want to file a complaint with the Massachusetts licensing Board. I want an investigation, and hopefully can get an arraignment with the court.

Has anyone had any experience with filing a complaint with a contractor?

Or should I just take this on the chin, and continue to press on??

@Frank Patalano Want to thank you.... Great information here HUGE HELP!!!!

@Jonathan Bombaci I like the idea

I can refinance after 6-12mths?? I need minimal rehab.

There is equity to pay lender back plus interest.

Had realtor run a comp. We could list at 218k. Thinking of bringing copy of comp, and mortgage statement to lender and see what he thinks.

He will run his own comp right? And only then he will decide it it’s worth it

@Geordy Rostad what if I went hard money?

I think there is plenty of equity.

Pay off her loan cash, and refinance after to pay everyone back
