Adjustments?? I’m thinking only adjustment to increase cash flow is list price. The equity looks good over time at 2%?? Am I looking at this right?

@Robert Leonard yes owner occupancy. Asking 450k. 400k is just a number I might be ok with. Just breaking them down and learning. Property was last sold 2004 for 305. I’m thinking 450 is kind of high. Thanks for the reply
