So I have a family member that wants to sell her investment property. Want to come up with creative strategies.

She owes 90k. Did not get appraisal. I’m guessing no more than 200k. Looking for a strategy where I can keep as much of my investment savings as possible. Also helping her avoid capital gains. This will be owner occupy

@Albert Bui do you think using the cash flow for paying down the loan is a good strategy?

Like agreeing to shorter terms in amortization, and using the cash flow to the increased mortgage.

I’m in a situation where I need to sell my primary single family in order to invest in a multi. I’m just thinking if I don’t get the 12% cocroi maybe 6% to get in the game. I would be living much cheaper regardless. All in all I want to use my capital from the sale as wisely as possible.

@Russell Gronsky the properties aren’t even worth the list price.. How do banks approve it??
