If your going the turn-key route, make sure you do your homework. Study a lot of turn-key discussions here on biggerpockets. Before you settle on a company, make sure you interview at least 5 turn-key companies. Interview some of their customers. And most importantly, don't buy a house without seeing it first hand and it's neighborhood. Also if you're going turn-key, you don't have to stay in Dallas. A lot of BPers  like Kansas City. I personally know nothing about KC, other than they won the world series. Good luck.

Thanks for sharing this great info. I did consider renting a camera for a duplex I was looking at. I didn't end up buying it though. How far in can they go with the camera? Do most bigger plumbing outfits offer this service?

My bad, I should of searched prior to posting. Thanks for the great information though. Since posting, I found one owner and hes going through a nasty divorce and is interested in selling. So hopefully this leads somewhere. Ricardo, does county clerk give contact information?

Hello all, I have been doing a lot of driving for dollars and getting a lot of owners names. My problem is figuring out how to get a hold of them. Most of the houses I'm interested in are multi families or abandoned houses. Any suggestions. Thanks

If you have a maintenance guy, just have him go to each ac and clean the outdoor condenser and change the filter every May. @Rocky V, the tuneup had absolutely nothing to do with your capacitor going bad.

Would you consider a fake camera that looks real? They have a battery powered red blinking light to make it seem legit. For 10-15 bucks you could try this and see if it solves your problem. I think it will.

I would of never guessed concrete could absorb odors. That's good to know for my slab homes.

I don't know why my last post posted like that, but someone living in philadelphia is going to be way better off with gas heat, because when temps hit below 40 guess how a heat pump heats, with resistance heat. Well there went all your savings. If you don't know what your talking about don't give bad information @Ryan Roberts
