Yea, but I try to stay away from electric heat. Straight electric heat cost quite a bit more than most other ways of heating. Depending on what class u rent to, you may then run into problems with your tenants not being able to pay rent cuz the heat bill is so high in the cold months. I prefer just adjusting my rent accordingly if I pay the heat, and not having to listen to tenants complain about high electric bills. Is Nat gas available?

I currently use freshbooks cuz that's what I use for my other business, but it really doesn't fit rentals.

Hello. I only have 4 units, but plan on having many more in the years to come. I trying to decide on software. I have read debates on here about quickbooks and Quicken Rental Management. Anyone use rentpost or have an opinion on it. Thanks Kevin

I would think that would be a judgement call, depending on a few different things. Room size, bulb type, fanciness, etc. I heard that podcast also, I do like the idea. What number was it again?

I could more than guarantee you that more than 3/4 of ur drain line is plugged w solid waste, hard as the pipe itself. Your best bet is to bite the bullet and get it replaced and be completely done w it. Otherwise this is going to be a never ending headache.

I just went thru my first eviction here in ft wayne. I didn't have a clue how it went, but like Dale said, I went down to small claims and they told me everything I needed to know. They set up a court date. After court, the tenants had 7 days to leave. Thankfully they did, but if they wouldn't have I would of had to go back to small claims and sign the writ book. In that case, the sheriff then meets u at property to change locks. That usually takes 3-5 days. It may be different in Plainfield, but very simple here.

I can add secondary meters and then calculate each tenant's portion:  and then privately bill one tenant and pay the other tenant that amount.

I can keep the utilities in my name and include the utilities in the rent amount.

Which brings up another point:  in the secondary-meters scenario one tenant or the other would obviously have the utilities in their name.  OK;  so what happens if that tenant moves out first? <g>
