I have a tenant that's been with me 3 months, has paid on time, but hasn't moved in yet. Honestly I don't know what to think of it. It seems like the perfect tenant, but it does make me weary.

What sq ft is house. Is it natural gas? What % is current furnace. Your best bet is to install same as current as long as your running on natural gas. If you go from 80% to 90s% or vice versa different piping is used and your install price goes up. Installing a 80% furnace, natural gas is not doing your tenant an injustice as cheap as natural gas is, especially the smaller the house is.

I definitely wouldn't do this deal in a c neighborhood.

Remember you aren't getting 20% returns because there is no risk involved. Personally I wouldn't let it scare me too much. You just need to know what you're dealing with when you invest in those neighborhoods. As long as everything else checks out I would pull the trigger. Good luck.

It might be a good idea to partner up with an experienced buy and hold investor on this deal, considering it's your 1st.

Well, I think you got your answer. What an awesome community Biggerpockets is. Now do your due diligence. Screen the property management company as hard as you would the tenant. Maybe even ask to talk to some of there clientele. Interview at least 3 property management company's. You don't want your hard earned investment producing poorly, and too many times this happens by choosing a poor property manager, who doesn't have your best interests in mind. Good luck

Congratulations on convincing the wife to stay in a smaller house, while adding to the portfolio. With 4 boys 1-7, I'm not having as much luck. Congratulations on the success.
