AC "tune up"
Hey veteran LLs.....do you do an annual tuneup on the AC units in you units (aka preventative maintenance) OR just wait until a problem arises and deal with it then?

In states like yours and mine, where the AC runs 8 months out of the year, I would definitely recommend it. In Minnesota, maybe, maybe not... You can get it done pretty cheaply early in the season with Angies List or a Groupon versus the end of July when you know it will breakdown and the AC guy is three weeks behind and your tenants are howling mad because the AC is out, probably because they didn't change the filter for six months. My AC guy acts as a spy for me as well, checking on the general condition of the property.
