Welcome Jamie. I'm fairly new myself, but have found this site to be unbelievably helpful. I do HVAC for most of the property management company's here in Ft Wayne. 9 units. My deductible is $500. Is it worth changing to $1000 to save  $129 a year? How often are you making insurance claims? Thanks for input. Have a wonderful day.

If the cash flow is going to be the same, I wouldn't convert back to a single family. I would put the money toward splitting the utilities, and updating the units. If you make the units nice and screen well you can get good tenants in a multi family. That's my 2 cents. Good luck.

Usually on a multi family, the landlord takes care of the lawn. A lot less headaches that way. Obviously you can do as you please.

Is it in the lease that tenant is responsible for mowing? I'm also considering buying one for one of my tenants. He's a great tenant and he loves it when I give him chores to do.

That's a pretty fancy thermostat for a rental. You can set temp limits with the Honeywell Pro 5000. They cost $50. You can't control it from your gadget tho.
