I just bought a house in a HIGHLY competitive market (Coeur D’Alene, ID). Double ended the deal, using the sellers agent. Here were the terms I used: 

-$20,000 over asking 

- 10% earnest 

- 6 day inspection contingency, where after owner keeps earnest after 6 days

- no financing contingency 

- rent back to owner free of cost 

I pretty much asked the sellers agent what type of offer they would accent on the spot, without going to a bidding war and she told me. Had it under contract within 4 hours of it hitting the market. ARV +/- $100,000+ after CapX

Congrats on the equity Kayla! I currently live in Seattle and invest in Indianapolis, Seattle and Couer d’alane ID and split time between all three markets. The market you choose all depends on your goals & interests. My rental in Seattle has appreciated a LOT in the past few years, my Indianapolis properties have  strong cash flow and the barrier to entry is far lower, and my CDA property is will be a great short term rental. It all depends on your goals/interests... what are your goals for your new rental?

Hi Alex - Let's connect! My wife and I bought a house in downtown CDA and are moving there in May timeframe. I currently have an investment business in Indianapolis building a long term hold portfolio as well as flipping houses. I'm hoping to grow my business in the Coeur d'Alene market.

It all depends on the numbers. Are you still reaching your ROI or cash flow goals while leaving 9% more cash in the deal? This has happened to me multiple times and it made sense for me because I was doing an extensive rehab on the properties. It all depends on how the numbers look and if you are comfortable with the returns you are getting. To me, these all seem like good negotiation points to get the seller to come down in their asking price.
