You win some you lose some! It's all part of the game. I'm scaling a portfolio in Indy and have all of the pieces of the puzzle together from a deal flow (always looking for more sources), financing, contractor, and PM perspective. Yep, 2% tax for non owner occupied in Indy. I have PITI, PM, capX, and repairs all in my model.

Anyone out there familiar with the CDA market? What neighborhoods or areas are hot right now in CDA? I have done 6 deals in the past 6 months and am looking to start flipping in CDA. Additionally, anyone know any good wholesalers or real estate agents that primarily work with investors in the area? 

I'm curious of anyone has any perspective on getting a hard money loan for the build and cash out refinancing the DADU with a conventional mortgage? Thoughts/Concerns?
