Hey Aaron- glad to connect and thanks for bringing up the FB group. I joined it a while ago and kinda forgot about it! I’ll check it out again. 

Northern Idaho is about as hot as it gets... glad to share my perspective.  

Over the past 9 months I've bought properties from 4 different wholesalers in addition to the MLS in Indianapolis, IN. As an out of state / long distance investor my flipping, rental, and BRRRR business has some traction so my goal for the month of July is to triple the relationships I have with different wholesalers in the market. I have a great boots on the ground team and am starting to scale. The goal is to do 2 deals a month in the Indy market over the next year. As the great Brandon Turner suggests, real estate is just a big funnel and I'm trying to fill the top of my funnel with as many qualified leads as possible.

What suggestions do you have for finding wholesalers and/or identifying great off market deals? I’m specifically focused on Indianapolis, Seattle and Northern Idaho but I’m curious about what has worked for others in other markets as well.

I'm refinancing two investment properties right now. The bank is only giving me 65% LTV. Luckily the equity is much higher and the new interest rate is low so it makes sense. Maybe you can get more out of an owner occupied property, not sure? If it is owner occupied I would look at doing a HELOC. I have a HELOC from BECU, good credit union with low rates.

Great update! I’ve purchased two properties in Coeur d'Alene in the past three months. The secret is out on this outstanding market. There is a lot of competition and a big need for new housing development including large multi family complexes like apartments and single family housing communities. As I have boots on the ground, these are areas of focus for myself in 2021.

@Ridge Tullos - All things equal, the offer where the selling agent gets an extra 3% commission is going to win. It’s all about incentives. Though, I would agree, if someone is new to investing, it’s best to work with an agent you trust to help you through the process.

Hi Aaron- I love working directly with listing agents. My two most recent deals were won this way in an extremely competitive market. I simply called them about the listing, let them know I was an investor and why I was interested in the specific property, let them know I was unrepresented and ask them if they were open to representing both the buyer and seller and in turn they would get both sides of the deal. 9/10 the answer is yes. I then ask them, what type of offer would the seller need to be presented with to get an offer excepted by the end of the day... when it’s worked they basically tell me exactly what I need in the offer and have won the listings. Not going to lie, it’s pretty fun when you get an offer excepted in this way!

@Shawny Le - CDA is a great market! I own rentals in the downtown CDA area, have another under contract, and will start to pick up additional deals as I find them. As an investor in three states, I would caution you on investing out of state when you live in a great market, in my opinion. Do you have any connection to the Columbus area? If not I would recommend investing in your own backyard... One thing to consider is what is your, "unfair advantage"? From my limited perspective, it would be connections and expertise in the local Northern Idaho market, especially with all of the development and investment that is happening. Just my two cents. Good luck with your first deal!

I was, the other plus working directly with the sellers agent was the ability to get in it within the hour it was listed!
