New Agent/Investor Advice

I'm a new Investor who also recently got my real estate license in Georgia and I have a few questions that I'm hoping to get some assistance with.

  • Can I have a separate website for investing where I don't have to list my broker affiliation or the fact that I'm a Realtor?
  • Can I have investing business cards that aren't associated with my Broker or mention the fact that I'm a Realtor?
  • How much separation do I have to keep between the 2, do I need to have 2 separate LLCs, separate domains/email addresses?
  • Do I have to run purchases through my Broker when they are cash deals that I'm doing as an investor?  Of course they are going to tell me yes, but what do I have to do legally and what does the real world do?
  • At what point when I'm working on a deal do I have to divulge that I am a Realtor?

Apologies if this has been covered repeatedly.  I did some searching and didn't find the exact questions in my state, so I thought I'd start a new thread.  Appreciate any feedback.

You always need to disclose to anyone your a licensed agent, it will be to your benefit. Most larger brokerages want to be made aware of any contract you inter into. A smaller brokerage, usually does not require this. Find a broker that fits your investing needs and always assign contracts or double close to keep more money in your pocket.
