Welcome Jose. Look up CFRI (Central Florida Realty Investors), a local REIA and attend a meeting. You will find investors of every level with lots of free advice on how to be involved in the real estate community.

Sorry I missed you @Ian Tudor.  I was standing at the back of the auditorium most of the evening.  Regarding 55+ communities, be careful because this limits your buyer pool.

Hi Ian,

This evening is the general membership meeting of CFRI (Central Florida Realty Investors) at Edgewater High School.  You can Google their website and find a coupon for free admission.  It is typically attended by 200 people that are involved with real estate and a few that target the mobile home market.  I would recommend attending and asking your questions in person.

The answer @Dmitriy Fomichenko gave you is spot on @Account Closed. Additionally any repairs that need to be made will have to be paid out of your self-directed IRA in proportion with the percentage split of the property that your self-directed IRA owns, so make sure you have a reserve amount available (if you pay for any repairs "out of pocket" this can jeopardize the status of your IRA.)

Welcome to BiggerPockets @Davis Havens! There is a wealth of knowledge here that will help you with learning more about real estate investing. Another great resource in Orlando is CFRI (Central Florida Realty Investors) and their monthly general meeting is this coming Wednesday night. To be inspired and meet a lot of "like minded" people, I recommend that you check it out. If you go to their website you will see how you can attend the first meeting for free, and also review all of the resources that they offer.

@Karma Senge, another great resource for searching commercial properties is TotalCommercial.com. Many of the agents in Central Florida that attend CFCAR and CCIM place their listings on this site.
