Welcome to BP@Naba Tumurbaatar!  I'm not sure if he is accepting new clients but check with James Duerr with Small Business Resources USA... he is a member of CFRI and very knowledgeable with real estate investing.  Check out the CFRI website... the monthly general meeting is tomorrow evening (Wednesday).

@Freddie Robinson welcome to BP.  Check out CFRI, their monthly Lake County chapter meeting in Clermont is in a couple of weeks.  Also do a search for local Meetup meetings... there was one just last week, although I wasn't able to attend.

I want to correct some misinformation I provided to @Sheena Varghese.  As you may have discovered, IRC no longer exists and was changed to goREIA.

Before 2008, I would have chosen the Red Button because I had a comfortable base and able to take the chance.  Fast forward to 2015 and my situation is different... I would go for the sure thing and press the Green Button.  How about you @Aaron Mazzrillo?

@Ross Bernard, you missed my point regarding the shirt from Walmart.  You can change it to whatever retailer you want... they will mark their product up more than just 10-15%.  There are other items, such as jewelry, that get marked up 600-900% all the time!

That's a good point previously made about automotive parts.  You can go down to the automotive store (if you know what the problem is) and buy the part yourself and install, or you can take your car to the shop where they are going to charge you labor and mark the part up substantially; you are paying a higher price on the part for convenience and for the technician knowing what part needs to be replaced.

Also, did your HVAC guy say that HIS cost was $700, or did he tell you it would cost YOU $700?  That makes a big difference.  If he told you "my cost is $700, I'll pass it along at cost and just charge you for labor" then THAT would be a dishonest statement and I could understand you being upset.  He was simply marking up his product... a percentage that you don't think is reasonable.

Also, I may have missed it, but I didn't see your response regarding the diagnosis:  Did he make a service call and come see your unit, or did you only discuss it over the phone?

We haven't seen your actual review, so possibly you only expressed your disappointment in being quoted a marked up product rather than accusing the contractor of being dishonest.  I hope that is the case.

@Ross Bernard, I also don't see dishonesty on the contractor's part.  That's great that you were able to get it cheaper by buying online and installing it yourself, however his markup on parts is normal... not saying that I like paying it myself, however as Aaron pointed out, there is overhead in doing business.

If you go to Walmart and buy a shirt for $30, do you think they are only marking it up $3 - $6 or do you think they paid more like $10 for it?

Did he charge you a service call to come out and look at the unit, or did he diagnose the problem over the phone?

Hi @Orlando Paz.  We still need to get together... I'll PM you later.

Welcome to BP @Eric R.! Can you share a little more about your purchase? Is it a straight purchase or are "creative terms" involved? You have quite a few options and it depends on the specifics of transaction.

Thanks for the update @Devan Mcclish.

I have to say, I'm surprised you didn't take @Rick H. up on his offer to personally review the details of your deal... this wasn't an offer from just a random poster, but from a very seasoned investor who specializes in California probate. Good luck in seeing it through, and please let us know how it turns out for you.
