@Kevin Sobilo  Thank you for the advice  .   I was able to log on using another browser (Edge instead of Chrome) and it allowed me to set up the renter , upload documents and set up payments.   So maybe it was something woth chrome ?  IDK ,  but was able to get it set up after all.  thanks for teh adcive

@Nicholas D. @Kevin Sobilo  I am in the same boat as well.  I was with cozy, and got swapped over to Apartments . com    When I had vacancy , just did the whole application / screening process offline through a local realtor.  Now that I have a new tenant, it wont let me do anything .  set up payments ,  upload documents , even set up the new resident .    put in a request to  Apartments . com but now coming up on middle of month and nothing .   Did you guys say you were the property manager or broker when setting up your account ?  I keep getting  auth.apartmetns.com error message ,

Looking for recommendations for a property management firm in the Kansas City MSA that can oversee a 10 unit complex ( portfolio of 5 duplexes) located in south Kansas City ( Overland Park) area.

All Wanted to get feedback on a conundrum that I face about my timeline for next 1031 exchange .

I have two SFR that I am prepping to sell as I continue to scale into Multi family , one on Colorado Springs and one in Olympia, WA. Both have appreciated greatly , especially in last year and not getting return on equity I would get in Multi-family. The current tenant leases don't line up right now, and I discussed timeline options with my property managers a about when the tenants can move out.

The Colorado house tenant I has been there since 2013 and currently MTM. When my property manager gave notice to the tenant that I intended to sell, they asked for extension until 30 November . The house in WA tenant lease is up on November 1 , but when that PM contacted them about moving out , they asked about getting out sooner ( Mid august , and some assistance * August rent and some money to help move)

Azimuth check on my assumption I will get higher prices for that will get higher prices from owner occupiers rather than investors . . There are tenants in place , but rents haven't kept up with the price appreciation so neither hit the 1% rule , more like .5% rule

If goal is to stack properties together for 1031 exchange , would it be better to sell in September ( with the cost of assisting the tenant), or November. A little bit worried about the softening market , and if eviction moratorium may disrupt the market by increasing the supply side

Asking for feedback - what flooring do you like - current BRRR of a two unit that will turn into a long term rental - floors are LVP flooring

1. Midnight Oak

2 Amber hickory

3 Fairfield Hickory

4. Oak

Area is C+/ B-    .  As you can see there is alot of existing wood trim that  I would like to keep as it is very solid  is only on door and stair railway

What are the roles going to be after purchase ?  Are the other partners involved in property management ?  Also who is signing for  the loan , and who is filling the Net worth and Liquidity requirements if any ?

@Pat L.  What Was the brand  of 1st LVP?   Was it traffic Master ?  I am looking at HD and  thinking about the LifeProof.
