Have a SF rental property in Louisiana, and after receiving an initial all clear from the PM after the latest hurricane, Tenant came back and said roof is leaking and some shingles are gone. I am getting pictures, but does anyone recommend a roofing contractor in the Leesville/ DeRidder area by Fort Polk. The house is in Rosepine in between the two .

Question for the group

I purchased current residence last year. After going through a hassle through USAA and the VA appraiser (The VA 6 weeks late with the appraisal) , finally sold some stock and purchased the two unit for cash . I have completed renovating top unit, and in the process of renting it out. I am looking to refinance to take advantage of low rates and have cash on hand to invest in the next 3 to 6 months for my next investment property as well as complete the rehab of the lower unit .

Question or feedback on which loan option to pursue .. Most conventional options require %75 - LTV when I refinance, so able to pull out ~ $150K, I I have never used VA loan , and thinking of refinancing into a VA loan that would allow me to pull out ~ %90 LTV so more money to invest now.

I plan on living in bottom unit for 2 more years, then rent that out and buy another 2-4 unit , and with the current VA loan limits ($561K-981K) I don't think I will have an issue staying below my cap. Also my DTI is right about 28% , and looking to pull in anpther $900 from the rental , so debt service should not be an issue

SO Use VA option when I re-finance (and get an extra 30-45K pulled out) or keep whole VA entitlement until next purchase ?

Hello  All-  

I have a had a SFR rental in Colorado Springs for the last 10+ years. Within the last 3 years , I have had to replace the roof twice , once in 2018, and now again , due to Hail damage. Understand not much can be done about the weather , but contractor is recommending an upgraded shingle :

To use for this replacement -  Has anyone used this shingle and offer any recommendations on whether it is worth it or not , and what other measures are you taking against hail storm damage

Anyone with experience Zeroscape.  Have a property on a main avenue into downtown  in a small city , and looking for ways to improve the curb appeal / look while  cutting down on maintenance

Hello BP Community

I am in closing stages of completing initial BRRR on a two unit in Pennsylvania. The main house is a two unit , and has a detached garage near the rear of the house.

I am looking for some feedback on how to improve  the area between  the building and detached garage.   ( Pics Below)  it is roughly a 24" long pathway , and the "bed" , raised  area by the garage is 16" feet long by 58 inched wide.   I do not have a green thumb , so  would like to zero-scape as much as possible .  Thinking maybe pavers to level the area off, and then have a grill / seating area ?

I am in the middle of a BRRR on a 1900 era house in PA. It is a two unit , with the upper floor being a separate apartment that is part of the renovation. I am trying to run down / fix a leak that is happening on my second floor bedrooms. There is no plumbing near the leak so believe it is coming from the rail / gutter system in between the 2nd and 3rd floor floor. had several roofers and gutter guys come look at it and all offered different opinions. I have had one work on some of the gutter system but it doesn't appear to be helping.

thinking of DIY with some Leak Stopper  Rubber flex tape .  Anyone used this ?   Appears the problem in around the area where the gutter is curved going around the concave turret looking windows

right now looking for any ideas.  contractors around here are little bik flaky about scheduling   and rates are $100 plus so doent want to make another mistake in hiring the wrong treatment

@Autumn Whittington    As others noted would recommend holding off the major upgrades .. mainly for reasons @Joe Cassandra said above.    Long term hold like that  will give you plenty of time to upgrade  later
