@Keleisha Carter check out @Kim Meredith Hampton with Hampton & Hampton. She is super active with the local BP group and runs a robust Property Management (and investor sales/acquisitions) along the I-4 corridor from Tampa to Orlando to east coast.

@Logan Singleton I do not use cozy but the tenants pays for screening directly to the 3rd party then I get the report (don’t recall who we used but the one all realtors have access too). This also prevents me from getting and being responsible for the security of my tenants social security numbers.

@Mindy Jensen wow! Just looked at the listing that is BAD! That bedroom decor...the living room with the twig art...and that crib, the width of the openings can be within current safety code (not that your going to get that when you buy the house it’s a distraction).

@Matthew Wright as you are researching make sure you are making the drive to Disney. While Davenport (and Clermont where I have a LTR) may be “just minutes from Disney” it is 30 MINUTES...a bit misleading to me. I have a property in south Clermont that is about the same distance as Davenport from Disney and in my opinion it is to far for a vacation rental. The closer the better!

@Ryan Pozzi your comment “without self-deprivation” is largely subjective. To me, it’s about consciously making the choice to identify why level I’m comfortable spending at and redirect excess income to investments. We are up to a 36% savings rate and I am far from deprived. Now could I do a lot more fun stuff TODAY with that money, yes, but that would be at the sacrifice of a financially secure future. And knowing we are securing our future brings comfort to today.

Another take away you should be getting from all those podcast/books is to grow your income. You can only cut expenses so far so focus on growing income to grow that savings rate. You have to have the self discipline to know your end goal and what it takes to get there. We want to retire in 10 years, so we are focused on growing our savings rate further and redirecting a portion of that to REI. We have been investing in low fee index funds through our 401ks for many years.
