@Marisa Rowe I’d say that I average 15 min a day. I also listen to the podcasts (almost done catching up on those) and read some of the blog post. There is so much content.

@Courtney Rollins have you talked to your landlord? Is it possible to extend another month or to? Go month-to-month the give proper notice when you have a deal to close (don’t want to rush into anything). Talk to them soon as you’ll have a better chance for flexibility with notice and if they have not already rented it after you leave. Land loaded prefer late spring/summer turns so you may do them a favor staying another month or two.

@Jose Trujillo seller is correct you will need to file and go through an eviction to get them out (if they don’t leave on there own). In the future if you expert to buy a vacant house, the refuse to close until the house is vacant.

While they may have taken advantage of your newness, do not use this as an excuse for the current situation. To be successful in real estate (or anything really) you need to be accountable for your own actions and decisions. YOU should have had everything in writing (re: $10k discrepancy), YOU should have refused to close unless the house was vacant (if that is what was agreed to), YOU should know tenant/landlord laws to know that an eviction (or cash for keys) is the only way to force someone from YOUR property.

Sorry you are going through this; learn from this experience and apply it to future deals. I admire you for getting into real estate so early; stick with it and never make the same mistake twice, in 10 years you’ll likely be amazed at what you do. Good luck! Keep us posted.

@Chad Swinford sounds like this should be considered the cost of doing business with her new brokerage. Perhaps she gets a higher split of her commission but has more a la carte fees. I’d be inclined to push back given moving agencies was her choice and you use her on both sides of the deal.

@Pat L. Wow! I found a local rental listing on Zillow yesterday while doing some market analysis that said “suitable for one mature adult,” “no children,” and “not suitable for work-from-home”. Clearly someone not prepared to be a landlord.
